Welcome to Indiandale Springs. These Terms and Conditions (“Terms”) govern your use of our website and your stay at our property, specifically “The Victorian” estate and surrounding grounds. By booking a stay or using our website, you agree to comply with and be bound by these Terms.
1. Booking and Eligibility
- Age Requirement: You must be at least 25 years old to book a reservation. The primary guest must be present for the duration of the stay.
- Identification: We reserve the right to request a valid government-issued ID upon booking or check-in to verify identity and age.
- Occupancy Limits: The number of guests must not exceed the maximum occupancy specified in your booking confirmation (typically up to 14 guests for The Victorian). Unauthorized guests are not permitted on the property without prior approval.
2. Payments and Cancellations
- Payment: Full payment or a specified deposit is required to confirm your reservation, depending on the platform used (e.g., Airbnb, Direct Booking).
- Cancellations: Cancellation policies vary depending on the booking channel. Please refer to your specific booking confirmation email for deadlines and refund eligibility.
- Security Deposit: A security deposit may be required to cover potential damages. This hold will be released after check-out, provided no damage or violation of house rules is found.
3. House Rules
To ensure a pleasant experience for all guests and to preserve our historic estate, we ask that you adhere to the following rules:
- No Smoking: Smoking is strictly prohibited inside the house. You may smoke outdoors, provided you dispose of cigarette butts properly in designated receptacles.
- No Parties or Events: Large parties, weddings, or commercial events are not allowed unless explicitly booked as an “Event” package with prior written approval.
- Quiet Hours: Please respect our neighbors and the peaceful nature of the countryside. Quiet hours are observed from 10:00 PM to 8:00 AM.
- Pets: Pets are generally not permitted unless specifically authorized in writing prior to your arrival. Additional fees may apply.
4. Use of Amenities and Liability Waiver
Your stay includes access to outdoor amenities, including the swimming pond, natural spring, pickleball court, and fire pit. By using these amenities, you acknowledge and agree to the following:
- Swim at Your Own Risk: There is NO LIFEGUARD ON DUTY at the swimming pond or spring. You are fully responsible for your safety and the safety of any children in your group.
- Release of Liability: Indiandale Springs, its owners, and management are not liable for any accidents, injuries, or illnesses that occur while on the premises or while using the facilities, including swimming, hiking, or using the fire pit.
- Fire Safety: Fires are only permitted in the designated fire pit. Fires must never be left unattended and must be fully extinguished before leaving the area.
5. Check-in and Check-out
- Check-in: After 4:00 PM. Early check-in may be available upon request but is not guaranteed.
- Check-out: Before 10:00 AM. Late check-out may result in additional fees.
- Departure Duties: Before leaving, please wash used dishes (or load and start the dishwasher), place trash in designated bins, and ensure all windows and doors are locked.
6. Damages and Missing Items
You are responsible for any damage to the property, furnishings, or amenities caused by you or your guests during your stay. We reserve the right to charge your credit card or withhold funds from your security deposit for:
- Repairs or replacement of damaged items.
- Extra cleaning fees if the property is left in an excessively dirty condition.
- Missing items (towels, linens, decor, etc.).
7. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania, without regard to its conflict of law provisions.
